Gary J. Vrotsos

Apart from most real estate agents, I started in real estate right after college and real estate sales specifically in Cambridge/Somerville and surrounding towns since 1980. Being a native Cambridge person and having attended Cambridge schools, I have a more unique sense of the City and its neighborhoods and a "history" with the City that I can draw from easily. After graduating from Boston University with a degree in Business Administration, I worked in the Brookline/Brighton/Allston area for several years renting apartments and then in January 1980 joined Century 21 in Cambridge and specialized in selling residential real estate where I quickly rose to become one of the top 2 agents in the office which was the Number 1 performing Century 21 Office in new England at the time. After 8 years there, I left to run my own small office for a year or so, and then joined Hunneman Real Estate in Cambridge as a Vice President which many years later became Coldwell Banker which is where I still am. From my years at Century 21 to Hunneman to Coldwell Banker, I have earned every award possible for sales in terms of production levels. Over the years I have earned well respected real estate designations, such as GRI (Graduate Realtor Institute), CRS ( Certified Residential Specialist), and have taken many courses in listing, selling, and appraising real estate.

Since 1980 I have personally handled in excess of 1700 real estate transactions which have successfully closed - condominiums, single family homes, multi family homes, mixed-use buildings, commercial buildings, and residential buildings from 3 units to 40 units. I also oversaw the conversion of many multi-family properties to condominiums as well as handling many investors selling or buying investment properties through 1031 "tax-deferred” exchanges. With 43 years of real estate experience to draw from, I have a network of bankers, attorneys, appraisers, home inspectors, and City officials that enable me to help buyers and sellers through stressful buying and selling transactions as smoothly as possible. I enjoy working with first time buyers as well as seasoned investors, and taking the time to explain all the various parts of the process including the tax advantages of real estate ownership. Buying a primary residence to live in has turned out to be not only a safe haven but also one of the very best investment decisions most individuals ever make. Having owned many multi family homes, I also like to show people what kinds of added deductions owners are allowed to take which helps mitigate their income tax exposure each year.

I have a vast knowledge of every condominium building in the Cambridge Somerville area and when repressing buyers as a "buyers agent" I can quickly explain the benefits of each building and a history of its existence.
